Há, tem, está — existing, having, being
Há means there is / there are — existence, no owner. Tem is possession (or a shop 'having' pastel de nata). Está locates a thing you already named. English 'there is' is almost always há, not tem, in Portugal.
Há uma pastelaria na esquina.
There's a pastry shop on the corner.
Não há pão. Tem pão em casa?
There's no bread (here). Do you have bread at home?
O WC está ao fundo, à direita.
The toilet is at the back, on the right.
